Downtown Duplex Combination
Tribeca 2008

Combination of owners’ existing through-loft with neighboring duplex, with 2-story gallery - stairhall, new bamboo kitchen, translucent glass panel walls.

With the activities of a busy professional couple, three children, friends, and extended family creating the desire for more space to spread out, the owners proposed to establish a generously scaled base of family operations by adding the adjoining duplex apartment to their existing three-bedroom loft home. The newly added area includes a guest master suite, child’s bedroom and bath, powder room, and downstairs entertaining and family area with full kitchen; in addition to the two-story entrance gallery – stairhall which connects the old and new.

Closets, hallways, and a bathroom in the center of the space were gutted to create the large gallery; where on one end can be found the curved stair the the lower level. The entire lower level is an open living and dining area, with a kitchen that can be either fully open to guests in the dining area for casual entertainment, or concealed for more formal catered evenings. Custom aluminum and glass panels slide and lock into place to create a backlit flush wall when closed.

The downstairs kitchen was gutted, and new custom bamboo cabinets and stainless steel appliances were installed. The space is brightened by crisp white quartz-epoxy countertop slabs – which also sheath the peninsula facing the dining area - smooth etched glass backsplash panels, and iridescent metallic porcelain floor pavers.

The lounge area features a large array of multi-toned, acid etched decorative steel panels which span floor to ceiling surrounding the fireplace. At gametime, the center panels fold away to reveal a 52” television concealed above the fireplace.
